What the service is
You give us a listing you are marketing. We produce a scheduled campaign for it — social posts with captions and images, a printable flyer, and depending on what you bought, a prospect email sequence and a listing page.
We produce marketing material. We do not list, show, negotiate, or sell property, and nothing we make is advice about how to price or market a listing.
You must be entitled to market the property
Before we generate anything you confirm that you are the listing agent for the property, or that the listing agent has authorised you to market it for them. We record that confirmation.
If that is not true, you may not use this service for that property. Marketing someone else’s listing without authority is not something we can detect, and it is not something we will defend.
The photographs are yours to use
Every photograph in your campaign is one you uploaded. We never take an image from a listing page, which is why we ask you for at least 8 of your own.
By uploading them you confirm you have the right to use them for marketing this property. Listing photographs are usually licensed through the MLS and the copyright commonly sits with the photographer or the listing broker — so the person who holds that right needs to be the person choosing to use them, and that is you.
We do not generate or alter photographs of the property. Every image we produce is your photograph with type composited over it.
What we produce, and what you are responsible for
The campaign is yours to use, edit, and publish. We do not claim ownership of it and we do not resell it.
You are the advertiser. We screen generated copy against fair-housing rules and remove language that signals a preference about protected classes, and we render your brokerage, licence number, and the Equal Housing Opportunity mark on the material that carries them. That screening is a genuine control, not a legal guarantee: advertising rules vary by state and change, and you are the licensed party publishing the result. Read it before you post it.
What we do not promise
We do not promise that your listing will sell, that it will sell quickly, that it will reach any price, that anyone will enquire, or that any post will be seen by a particular number of people.
What we stand behind is the quality of the campaign itself. If it is not good, we fix it or refund it — the refunds page sets out exactly how.
Things that would end your access
Using the service for a property you are not entitled to market; uploading photographs you do not have the right to use; or using refunds repeatedly to take campaigns without paying. Any of those and we will close your account.
Liability
If we fail you, our responsibility is limited to what you paid us for the campaign in question. We are not responsible for consequences beyond that, such as a sale that did not happen.
